We have a fixed mortgage at 3.75%, but property taxes are fairly high. Our house is modest enough as it is, so downsizing is out of the question. We were looking at $1.6 mil homes a year ago in Forest Hills, Queens, but property taxes would have been 10k/yr cheaper there so the increase in the monthly mortgage would not have been that much. Itís certainly not the lowest that you can go, itís only the lowest youíre willing accept because you donít want to downgrade your living situation. You can buy a condo in your existing area (not suggesting moving to the city) or move to a crappier neighborhood. With such high property taxes and a 10k cap on salt/property tax deductions, youíre not even getting any of it back. spending $5k/mo on just housing on that salary is too high. If that means even renting then so be it.

Itís the little things like these that make me cringeóI cringe at the thought of paying 3k+ per person in the future for business class tickets to Europe (instead of 700-800 in coach) but at the same time I cringe at the thought of going back down.

open all the chase credit cards and get 2-300k chase ultimate reward points (trasnfer to united and tons of other partners)

open all amex credit cards and get 300k+ membership reward points

open delta cards and get ~200k delta miles (kinda suck but can randomyl be helpful)

open SPG cards and get ~50k pts that can top off a lot of alliances

open AA cards and get ~200k AA points (also suck for reward flights generally)

Had we flown delta we would have needed 150k miles per person, I believe for business class. Isnít the payout one dollar per mile? Thatís 300k of spending right there

How many years out are you? Iím out over 10 years now and I have classmates who are partners already. Even though I never made partner 385k/yr didnít make me feel that bad. Now, the thought of 225k does eat me up a bit. Even non-equity partners are making 550k+ I would imagine.
